East Austin

Delwood is a charming, tree-lined neighborhood in one of the older neighborhoods of East Austin. It retains a quiet, residential feel. Many original homeowners still live in these well maintained homes alongside professionals, artists, singles and couples, old and young. It is commonly referred to Hyde Park East by some Austinites.

Over the years, Delwood has become more central to Austin’s city life. The old Delwood Shopping center was updated in 1990 and features a large Fiesta Mart, new restaurants and retail. The Thinkery, an evolution of the Austin Children’s Museum, is a huge attraction within the nearby Mueller Airport Development. Science and families play side by side to connect with ideas by doing, creating and experiencing. It is also the home to new, upscale apartment living and offices.

Residents also take advantage of the nearby Patterson Park and Pool, Pharr Tennis Center and short drive to Hancock Shopping Center and The University of Texas. If you are looking for an eclectic mix of old-school charm close to downtown, this is it!

French Place

French Place, also known as Cherrywood, is a quiet yet vibrant neighborhood in Central Austin between Airport Boulevard and Manor Road and is made up of quaint houses with ample yards. While other adjacent areas such as Hyde Park, Maplewood, Tarrytown and all the property around the University of Texas have skyrocketed in price over the past several years, French Place has resisted this trend and thus retains more spirit and spunk.

It is home to a diverse group of young and old, student and professional who all take pride in individuality and creativity. Homes are generally no more than two to three bedrooms; many houses have interesting add-ons to enhance functionality without resorting to cookie-cutter remodels. Most of these houses are designed for small nuclear families, which makes sense considering the vast majority were built during the years between 1940 and 1955. However, French Place did not significantly develop until the mid-1980’s.

Charming bungalows and spacious single-families sit on wide streets and shaded lots.

No matter what direction your life is taking, Mueller’s broad range of home styles offer a lifestyle for everyone. It is centrally located in the heart of Austin, just east of IH-35 between Airport Boulevard and East 51st Street. When Austin’s airport relocated in 1999, it left the 711-acre Mueller site vacant. The Mueller community boasts 140 acres of open space and offers four large parks in addition to neighborhood and pocket parks, the William Morris Golf Course, playfields, urban plazas and pedestrian and bicycle ways.

Mueller is an award-winning, master planned community in accordance with new urbanist principles. It is perfectly positioned for living, working and is well on its way to housing four million square feet of office and retail space along with 5,000 plus homes. You will find a variety of housing styles including these five main types: yard houses, row houses, garden court houses, large single-families and live-work style shop houses.

The community was designed with public parks around its perimeter, allowing easy public access without interference with residential activities. Each neighborhood within Mueller has a park and/or amenity center with waterscapes, swimming pools, splash pools and/or other water play features.
